Use of Luxury indoor heated Swimming pool (open February half term and Easter through to the end of October), spa, Bed Linen, Towels for Cottages, cot and high chair, Logs, Central Heating. Sauna £5.00 per session.Winter Breaks:

Booking Terms & Conditions for Bedford Cottage & The Barn1. Your booking must be sent with 25% non-refundable deposit of the total amount, plus a £30 cautionary deposit.
2. In the event of a cancellation outside the conditions of the holiday insurance you will be liable to pay the balance of the total amount due if it is not possible to re-let the accommodation.
3. The proprietor reserves the right to refuse any booking or to cancel any booking already made subject to refunding any sums you have paid without further liability on their part.
4. The proprietor shall not be liable to you or any other member of your party for loss or damage to persons or property.
5. The accommodation is designed and equipped for family holidays and is not for youth groups or student parties. Nor will it accommodate more than the stated number of beds. Only persons listed on the booking form are allowed to sleep in the accommodation.
6. Property must be left clean, tidy and all breakages must be reported to the proprietor the occupants are responsible for this, the cautionary deposit will be refunded if there are no such problems one week after your holiday.
7. Proprietor reserves the right to cancel any booking if it transpires that the above-mentioned conditions have not been observed.
8. Reservations are from 4pm on day of arrival to 10am day of departure.
